What does a walk-in door gasket actually do?
The gasket running around a walk-in cooler or freezer door does more work than almost any other part of the box, and it gets almost none of the attention. It is opened and closed dozens or hundreds of times a day by staff carrying trays, pushing carts, and bracing the door with an elbow, and it is expected to hold an airtight seal against a kitchen that is warm, humid, and constantly in motion. On coolers running above freezing, the same leak shows up as condensation or sweating on the door panel or frame rather than frost. Hold a light against the closed door from inside a darkened box, or run a hand slowly along the seal from outside while someone holds the door shut, and a leak will announce itself as a draft or a visible line of light.
A gasket that has gone hard, cracked, or torn
Rubber gaskets stiffen and crack with age and cold cycling. A gasket that has lost its flexibility no longer compresses fully against the frame even when the door is latched tight, and a torn section leaves an obvious gap. Magnetic strips embedded in the gasket also weaken over time, which reduces the pull that holds the door closed against the seal.
A compressor that runs longer than it used to
If the unit is cycling on more often or running for longer stretches without a change in load or ambient temperature, a leaking door is one of the first things worth ruling out, well before assuming a refrigeration fault.
