Is a brand-new AC system automatically the right size for my home?

Moving into a brand-new home in a master-planned community means the AC question feels answered before you even ask it — the system is already there, running, and presumably sized correctly. That assumption is usually close to true, but not always exactly true, and the specifics of new construction bring their own set of things worth understanding: how the equipment was actually sized, what the warranty covers and requires, how an open floor plan changes comfort, and what the homeowners' association expects if you ever touch that equipment yourself.

Usually close, but not guaranteed to be exact. Builders typically use a load calculation done at the plan level, based on a representative version of the floor plan, rather than a fully custom calculation for your specific lot's orientation, landscaping, and window exposure. Two identical floor plans facing different directions, or one with more west-facing glass than the model assumed, can have meaningfully different actual cooling needs even though they shipped with the same equipment. If a new home has felt harder to keep comfortable than expected, it is worth having the actual installed system and the house's specific exposure checked against each other rather than assuming the builder's number was the last word.
