Every company has an opinion on how often you should schedule maintenance, and a lot of them land on whatever their plan happens to sell. Here is the honest version: what twice a year actually covers, when a tighter interval genuinely earns its keep, and when it is more than a system needs.

How often should a South Florida air conditioner be serviced?

How often an air conditioner needs professional attention is one of those questions where the honest answer is less exciting than the marketing around it. Some companies push quarterly visits for every customer regardless of the system or the house; others let years pass between calls and call it fine. Neither is quite right. The real answer depends on how hard a specific system works, where it sits, and what runs through it, and in a climate that keeps cooling equipment on for most of the year, getting the interval right matters more than in most of the country.

For most homes, twice a year is the right baseline — one visit heading into the heavy cooling season in spring, and a second mid-summer or early fall to catch what months of near-continuous run time have worn down. That is not a marketing number; it matches how long a system here actually runs. In much of the country an AC works a few months a year and rests the rest of the time. In Broward and southern Palm Beach it runs from roughly March into December, often close to around the clock in July and August, which means the parts that fail from wear — capacitors, contactors, fan bearings — simply see more cycles per year than the same parts would up north.

Twice a year is also the interval most manufacturer warranties expect to see documented, and it is the schedule behind our own maintenance plan. A single annual visit leaves half the year unchecked in a climate where the system barely gets a break, and stretching past a year at a time is where small, cheap problems tend to turn into midsummer breakdowns.

What actually happens at each of those two visits?

Each visit is a full check of the parts that wear from run time and the parts that quietly rob efficiency, not just a filter swap.

Mechanical and electrical wear

A technician tests the capacitor and contactor under load, checks amp draw against the compressor's rated spec, and inspects wiring and connections for corrosion or heat damage — the electrical parts that most often cause a no-cooling call in this climate.

Airflow and drainage

The indoor coil, blower, and filter get checked for airflow restriction, and the condensate drain line gets cleared, since a clogged drain in a humid climate is one of the most common causes of water damage inside a home.

Refrigerant and coil condition

Refrigerant levels get checked against the system's actual operating temperatures rather than topped up on assumption, and the outdoor coil is inspected for the corrosion and debris buildup that shortens a condenser's life. Together, the two visits cover a full year's worth of the specific stresses this climate puts on a system, and a proper maintenance visit documents all of it.

When does more than twice a year actually make sense?

A handful of situations genuinely justify a tighter interval, and they share a common thread: the system is working harder or in a harsher environment than a typical inland home.

Coastal exposure

A condenser within a mile or so of open salt water corrodes faster than the same unit inland, and an added mid-cycle coil rinse or inspection slows that damage in a way twice-a-year visits alone will not fully catch.

Near-continuous use

A rental property, a home occupied around the clock, or a 55+ community unit running from early morning through late night puts more hours on a system each year than a house that is empty on weekdays, and more hours means parts wear faster regardless of the calendar.

Commercial and refrigeration equipment

When is a quarterly schedule more than a typical home needs?

For a newer, well-sized system in an inland home under ordinary residential use, quarterly visits mostly add cost without adding protection. The parts that fail from wear and the buildup that hurts efficiency accumulate over months, not weeks, so a third or fourth annual visit on a healthy system is often checking things that have not meaningfully changed since the last one. If a company is recommending quarterly service for every customer regardless of the system's age, location, or use, that is worth a second opinion rather than an automatic yes. The honest goal is matching the interval to what the system and the house actually need, not selling the highest tier available.

What actually happens if you stretch the interval or skip a visit?

Skipping maintenance rarely fails a system immediately; the more common pattern is a slow decline that eventually surfaces as a breakdown or a high bill. A dirty coil or a weakening capacitor does not stop a system from running, it just makes the system work harder to do the same job, which shows up first as a higher electric bill and later as the part finally giving out, often during the hottest stretch of summer when it is under the most load. Stretched intervals also create a documentation gap: many manufacturer warranties expect maintenance on a regular, provable schedule, and a multi-year gap in the records can complicate a claim later. None of this means a missed visit is a crisis — it means the cost of skipping tends to show up later and larger rather than disappearing.

A system in Coral Springs or Boca Raton can log more run hours in a single summer than a system in a four-season state logs in a year, and that gap compounds: more cycles on the capacitor and contactor, more hours pulling humidity out of the air, more dust and grass clippings drawn through the filter during a wet season that runs long. Homes near the barrier island or the intracoastal carry an added layer — salt in the air corrodes electrical contacts and condenser fins faster than inland exposure, which is part of why a coastal maintenance visit often includes a coil rinse that an inland visit does not need as urgently. Is twice a year really enough for a South Florida home?

Do ductless mini-split systems need the same schedule as central AC?

Broadly yes, though the tasks differ slightly. Will more frequent maintenance actually lower my electric bill?

Up to a point. A dirty coil, a weak capacitor, or a low refrigerant charge all make a system work harder for the same cooling, so catching those on schedule keeps the bill where it should be. But once a system is clean, correctly charged, and mechanically sound, adding extra visits beyond twice a year rarely produces a further, measurable drop in the bill.

What if my AC has never been professionally serviced?

Start with a single visit rather than assuming the worst. A technician can assess where the system actually stands — coil condition, refrigerant charge, electrical wear — and tell you honestly whether it needs a repair, a return to a normal twice-a-year rhythm, or, if it is old and struggling, whether replacement is the more sensible conversation.
